Without a doubt, buying or selling a property is one of the most important transactions in people's lives today.

Your RE/MAX agent is very aware of this fact, and that's why he works in your best interest to make sure your dream come true. That's also why RE/MAX offers you exclusive protection, called Tranquilli-T.

If your transaction is delayed or cancelled…

Whether you're buying or selling a property, certain unforeseen situations may occur, such as financing withdrawal, job loss or a surveying problem.  Such occurrences may delay and even cancel the signing of the deed of sale. With the RE/MAX Tranquilli-T program, if such a situation should occur anytime after all the conditions of the offer to purchase are met, the additional charges incurred over and above $300 are covered by the program for a period of 180 days, up to a maximum of $25,000.

If your buyer dies…

With the RE/MAX Tranquilli-T program, in the event of death of either the buyer or his/her spouse, you will be protected and the transaction will be guaranteed. In fact, between the time when all the conditions of the offer to purchase are met and the signing takes place at the notary's office, if the Estate no longer wants to buy the house, you're still paid the agreed upon selling price.

If you need legal assistance…

Whether you're buying or selling a property, the RE/MAX Tranquilli-T program provides you with free legal consultation as well as legal coverage, for any legal problem related to your transaction. Within twelve months after signing the deed of sale at the notary's office, if you should have a question or a concern, such as neighbour problems or if you have found a hidden defect, you have access to various resources in order to reach a favourable settlement:

• Free telephone consultation. Answers, advice or recommendations will be given to you by a lawyer who is competent in real estate transactions.• In the event that legal procedures become necessary, legal fees will be covered up to $5,000 per incident, up to a maximum limit of $10,000.

The Tranquilli-T Program is peace of mind guaranteed!

The program, unique and exclusive to RE/MAX, offers tangible solutions for any and all situations that might arise and could potentially compromise the transaction or require additional, or extra, payments of different kinds. For example, Tranquilli-T covers additional expenses caused by a delay in the otherwise normal procedures of closing a home purchase, up to a maximum of $25,000 or 180 days.

In the case of a foreclosure, or other legal delays, the fees covered are those associated with insurance, moving expenses and storage.

If the buyer of a property happens to be deceased, and their heirs decide not to proceed with the purchase, RE/MAX will take care of the house, and the program will cover costs incurred through taxes, maintenance and heating. In that case, the vendor will receive a payment in the amount of the agreed-upon purchase price of the house.

Finally, in the event of legal shuttering of the home, the program allows for free consultations and reimbursement of expenses up to $5,000 for a single incident and $10,000 over a period of 12 months. That applies to any purchase or rental of real-estate property and any service contract agreed to by the vendor.

Eligibility Requirements

  • Whether in buying or selling a property, you must be represented by a participating RE/MAX agent in order to benefit from this program.
  • This program applies only to residential buildings with 5 dwellings or less and only in cases where the owner is also an occupant.
  • The program is applicable to main or second homes of $2 million in value or less.
  • This program is solely for people and does not cover legal entities: for example, developers, contractors or Estates, which act as a buyer or seller within a real estate transaction.
  • Newly-built homes are not eligible.
  • The protection will take effect as soon as your agent has given you your certificate of protection. This certificate will be issued when all conditions of the offer to purchase have been met, except the signing of the deed of sale.
  • This protection is offered to you at no extra charge.
