Types of Housing Structures offered in the Urban Neighbourhoods of The City of Vancouver

Single family, detached house

A detached house is one which has no common walls with any other residential structure, resting on its own land with a front, rear and side yards. It may be any size from a small, one storey bungalow to a huge mansion.  Example of Single Family detached home we recently sold 

Duplex

A duplex is two separate dwellings which are attached either side-by-side (a semidetached house) or one unit above the other. Example of Duplex home we recently sold

Townhouses

In British Columbia the term “townhouse” is usually used to describe one of a group of dwellings (most often two storey) joined together by common walls, each with its own entrance from the outside.  Example of a Townhouse we recently sold 

Apartment

An apartment is one of several dwellings (most often single storey dwellings built one above the other) joined together by common walls, each having its entrance from a common hall. The overall building containing the apartments may be from three to 33 or more storeys. Example of an Apartment home we recently sold

 

Loft Living

What is a "hard" loft ?

A true loft is a conversion of a vintage factory or warehouse. They have a harder edge as they are usually constructed of concrete or "mill" construction of exposed brick, original wood posts, beams and floors. Typically, these lofts have an open floorplan and unfinished ceilings that are at least 10' high with exposed ducts, plumbing and electrical. These types of loft, which are rare in Vancouver, can usually be found in Gastown, Yaletown or Crosstown.  Example of Hard Loft we sold recently.

What is a "soft" loft?

In recent years developers have built new buildings with some of the characteristics of a hard loft such as high ceilings, big windows and open floorplans. These lofts typically have a softer edge......no exposed ducts and plumbing, carpet in some areas and upscale kitchens and baths. Soft lofts have more in common with traditional condominiums than a true hard loft. Example of SOFT Loft we sold recently.

What is an "artist live/work" loft?

In the late 1980's the City of Vancouver passes a bylaw that allowed the development of buildings with "artist live/work" zoning. The first of these developments appeared in the Brewery Creek area of Mount Pleasant in the early 1990's and most featured minimal finishing, 16' ceilings and steel frame construction. The City's zoning restricted their use to people who were engaged in a precisely defined list of artistic activities. Over time these buildings have come to be occupied by people who simply enjoy the loft life.  Example of ARTIST LIVE/WORK Loft we sold recently.

Mobile or Manufactured Home

A manufactured home is a factorybuilt residential structure designed to be moved from one place to another, although wheels are not necessary. It is often placed on a rented space (called a “pad”) in a manufactured home park.
